In doing this, you'll start to get an idea of what you need from a property and what you can afford. Your next step to achieving your dream is to decide on a budget. At this stage, it's important to remember that there are always additional costs. These additional costs can range between 10 and 12% of the purchase price:

Purchase Tax on new properties or Transfer Tax on resale properties - 7%

Stamp Duty - 1%

Lawyer's Fee - 1%

Notary's Fee - A fixed scale applies depending on the price of the property, ranging from 300€ to 1200€

Land Registry Fee - 1%

Mortgage Finance if applicable - 1 to 2%

Plus Valia - A local Town Hall tax normally paid by the vendor

Having selected the property of your choice, we will help you agree on a price and the terms and conditions with the vendor. In fact, we'll guide you through every step. Our process continues then by helping you to find a lawyer. Regardless of nationality, your lawyer should speak your language fluently. Normally, we will look after your holding deposit, while your lawyer conducts his legal searches to ensure that your chosen property has full legal title, is correctly registered and has no debt attached to it. Once this is satisfactorily concluded, we will help you and the vendor agree on a completion date. It's time then to part with your 10% deposit and sign the Contract of Sale.

On the agreed completion date, your lawyer will accompany you to the Notary's office to sign the Escritura (title deed) and any other relevant documentation. They will also deal with the payment of taxes and related costs and you will need to pay the balance of the purchase price. The deed is then notarised and sent to the Land Registry, and the keys to your dream home are finally yours.
